7 Common Causes of Tiled Roof Leaks in Sydney

A leaking roof is not always as straightforward as it appears. Water can enter through one section of the roof and travel along tiles, battens or roof timbers before appearing as a stain inside your home. This means the visible water damage may not be directly below the original fault.

At 2 OLD ROOFERS, we inspect and repair tiled roofs throughout Sydney. Here are seven common causes of tiled roof leaks that we regularly encounter.

1. Cracked or Broken Roof Tiles

Roof tiles can crack due to age, storm damage, falling branches or previous foot traffic. Even a small crack can allow water to enter during wind-driven or prolonged rain.

Damaged tiles should be replaced with suitable matching tiles wherever possible.

2. Slipped or Dislodged Tiles

A tile that has moved out of position can expose the area underneath it. Slipped tiles may not be easily visible from ground level, but they can create a direct path for rainwater to enter the roof cavity.

3. Deteriorated Ridge Capping

Ridge caps cover the peaks and hips of a tiled roof. Over time, the bedding mortar and flexible pointing securing them can crack, loosen or deteriorate.

Depending on their condition, the ridge caps may need to be repointed or completely removed and rebedded before new flexible pointing is applied.

4. Rusted or Damaged Roof Valleys

Roof valleys carry a large volume of rainwater from adjoining roof sections towards the gutter. When a valley rusts, becomes damaged or fills with debris, water may overflow or penetrate beneath the surrounding tiles.

A severely deteriorated valley may need to be removed and replaced.

5. Failed Roof Flashing

Flashing protects vulnerable junctions where the roof meets walls, chimneys, skylights or other penetrations. Poorly installed, damaged or deteriorated flashing is a frequent source of difficult-to-locate roof leaks.

6. Blocked Gutters and Downpipes

Leaves, twigs and built-up debris can prevent rainwater from draining correctly. During heavy rain, blocked gutters may overflow towards the fascia, eaves or roof cavity.

Regular gutter cleaning is particularly important for homes surrounded by trees.

7. Deteriorated Skylights and Roof Penetrations

Skylights, vents, flues and other roof penetrations must be properly sealed and flashed. As components age, seals and flashings can deteriorate and allow water to enter.
